Villa added two detached ADUs to this 250-unit complex in Costa Mesa, California owned by a leading equity real estate investment trust (REIT) in the state. With a 2 bed, 2 bath, 800 sq. ft. layout featuring high-quality finishes and private entrances, these units were rented in no time at a premium over over similarly sized units on the property. The ADUs were built offsite and delivered where they were then expertly installed on permanent foundations. The project was completed in 12 months with just five months onsite and a budget variance of only 0.4%. The Villa team designed the optimal sized units to capitalize on unused land on the multifamily property.

Villa managed the entire project from concept to completion, including custom site planning, permit approvals, construction, utilities and infrastructure, timely delivery and installation, and onsite warranty support—delivering a turnkey solution that minimized disruption to existing residents while maximizing the investors's return on investment.
